THE VILLAGE AT SEABROOK GUIDE TO BUILDING A HOME
The Village at Seabrook is a planned development that is
zoned multi family by the Town of Seabrook. The responsibility to approve all
architectural plans rests with the Seabrook Island Property Owners Association,
the Town of Seabrook Island and the Village at Seabrook Board of Directors.
Preapproved house plans are available at the end of this
guide, along with contact information for the architect of record. Should you
wish to use a preapproved plan, please contact the architect. The architectural
firm is aware of which houses fit on different size lots and can expedite your
application process through the SIPOA Architectural Review Committee. From
there, all plans will be forwarded to the Village at Seabrook Board of
Directors for review.
If you do not wish to use the preapproved plans, you may
retain an architect to draw up your own plans. Your architect must ensure that
all plans comply with:

All architectural plans must be submitted initially to the
SIPOA’s Architectural Review Committee. From there, they will be forwarded to
the Village at Seabrook’s Board of Directors and the Town of Seabrook Island
Planning Commission.
Homeowners using something other than the preapproved plans
should expect that the approval process may take longer than if they used
preapproved plans.
